“L’Etable” is a former farmhouse located in the heart of the historic district of Saint Martin de Belleville. Ideally located less than 300 m from the village square and ski lift.
We have named this program “L’Etable” to refer to the building’s function in the last century. The building is representative of traditional mountain housing, with its vaulted stables, stone walls, spacious attic space and timber frame. A witness to the village’s agro-pastoral history, “L’Etable” deserves to be renovated in keeping with its identity, while at the same time bringing out its full potential with top-of-the-range features.
Its immediate surroundings make it a rare property in Saint Martin de Belleville: from the farmhouse, a charming pedestrian alleyway leads in 5 minutes to the village square with its Baroque church, year-round shops, restaurants and ski lift providing access to the great skiing areas of the 3 valleys.
This former farmhouse bears witness to the past of this picturesque mountain village:
– Basement: a former vaulted stable and two vaulted cellars;
– First floor: a former hay barn with adjoining room and an exterior lean-to;
– Level 1: hayloft (hay storage).
Entirely renovated, the project will create 195 m² of living space over 5 levels. The chalet will retain all its authenticity, with its exterior facades and vaulted ceiling. The interior finish will be chosen by the purchaser from a wide range of top-of-the-range materials and fittings.
The chalet can accommodate 10/12 people in its 5 bedrooms with en-suite bathrooms, and boasts warm, spacious living spaces with a vast living room featuring a central fireplace and large French windows opening onto a south-facing balcony.
SALE OF THE BUILDING AS IS WITH TRANSFER OF THE BUILDING PERMIT
This involves reselling the property with the building permit purged of third-party appeals and administrative withdrawal. The building permit will then be transferred to the buyer, who will be the project owner for the renovation work.
We will offer to support the future owner in carrying out the renovation through a project management assistance agreement, including :
– assistance in selecting the project manager and managing the project;
– assistance in selecting the construction companies;
– supervision of the entire project;
– administrative (project management contract, tendering procedures, works contracts, etc.) and financial follow-up.
